How notarization works in New York
New York City signings split by borough and by building access. Manhattan walk-ups, Brooklyn brownstones, Queens walk-ups, Bronx apartments, and Staten Island houses are different travel jobs. Give the borough and the buzzer instructions when you book.
New York caps a traditional notarial act at $2 (NY Exec. Law § 136). Electronic acts under § 135-c are $25 per act (19 NYCRR § 182.11). Travel is extra. A title or coop closing usually includes the notary. Book this page for a POA, a deed that is not at the title table, or a refinance you control.
New York RON has been operational since January 31, 2023. The notary must be physically in New York. You can be elsewhere. Many NYC coop boards and some lenders still want wet ink. Ask first.
Bring unsigned documents and current photo ID. Do not pre-sign. The notary cannot give legal advice on a coop board package or a statutory POA.
